Please note if paying by Credit Card a transaction fee of £1.50 per night will be added to the cost of your stay.

Visitors are reminded that a legal contract exists when a booking has been made and, as such, we are entitled to claim for any loss resulting from cancellation where we are unable to re-let any of the room(s).  Holiday insurance is recommended. 

Booking in Conditions:-  Please note it is essential you arrive at the agreed time to pick up your keys to enable us to plan our day around the arrival times.  To avoid any misunderstanding please telephone us on our Mobile 07787533718 if you know you will be earlier or later so we are able to welcome you in.

Cancellation Policy:-   Due to our small size we depend on your confirmed business; therefore at least 7 days notice of cancellation is required.  Whole house bookings require 30 days notice of cancellation, and a deposit of £20 per room per night secures your reservation.  We reserve the right to charge 100% of the agreed tariff for no shows or where we are unable to re-let the room(s). Cheques should be accompanied by the appropriate Bank Guarantee Card, and made payable to Southcot Bed and Breakfast.

Directions:-

From traffic lights at Tescos travel up Station Drive, past station to next set of lights, turn left into Gravel Hill, then next right into St. Julian's Avenue leading to Livesey Road.  Follow the road up until you see a tree in the middle of the road.  Southcot is 100 yards on the left-hand side.
